Q:
Who are Urban Atlantic and Home Team Five?
A:
Urban Atlantic and Hometeam5 have teamed up to develop the site as private partners along with the Redevelopment Authority of Prince George’s County. Urban Atlantic has 25-years of experience in community development, focused on creating long-term value for investors, public partners, and the communities they build in. Recent notable large-scale, mixed-use projects include The Parks at Walter Reed in Northwest DC and The Exchange at the New Carrollton Metro Station.

Hometeam5 is a partnership of five long-time Prince George’s County residents who bring a depth of experience, creativity, local knowledge, and vision.
Q:
What is the overall vision for the site?
A:
To create a local and regional destination that includes a mix of uses and a variety of housing types, including active senior residences, individual townhomes, and multi-family rentals. The community will be created around a central green space, with food and other commercial amenities included.  

Designs will take advantage of the extraordinary geography of the site - the highest point between Annapolis and Capitol Hill - and its sweeping views of our region.

Urban Atlantic/Hometeam5 will also work closely with the State of Maryland and the Maryland National Capital Park and Planning Commission to explore pedestrian/bike trail connectivity, both to existing trail networks in the area and the Cheverly Metro Station.

Most significantly, our plan includes a first-in-the-nation model for minority investment, creating a program that allows local and MBE/WBE participants to create their own generational wealth right here in Prince George’s County.  This unique and unprecedented structure will allow MBE/WBE contractors to take a portion of their payments and invest it into equity in the project itself. Smaller, local “Crowd Sourcing” type investments will be welcome as well.
Q:
Is the site plan finalized?
A:
Not at all. The site plan as presented is based on best available information. The Urban Atlantic/Hometeam5 will have professionals on site throughout this fall and winter to learn more about existing site conditions. That said, unique features like the beloved sledding hill and the walking and biking trails will continue to be an integral part of any site plan.
Q:
Have current Cheverly residents been consulted during this process?
A:
Yes, with more to come. The Team is committed to working with the Cheverly community because unlike other developments, this Team will be living with the results of this project just like their neighbors.
Q:
Will the Town and individual residents have another chance to provide feedback on the site plan and development activity?
A:
Absolutely. As soon as we have an update to share, we will be reaching out to the Mayor and other town officials to organize public opportunities for feedback.  We will be posting information about upcoming events or additional items of interest on this website.
Q:
What about vehicle/bike/pedestrian access to the development from the existing Town of Cheverly?
A:
There will be access points to the site from the existing Town of Cheverly, but the specific routes and modes have yet to be determined. A detailed traffic study is planned but the existing north/south roads will remain as the primary entrance and egress points. The ultimate goal will be a functional system that brings neighborhood scale streets that prioritize pathways, people, and community over excessive parking and roads.

When is work going to start on site?
A:
Over the next year, there will be limited activity and visitors to the site as geologic, environmental and other conditions are assessed.  More elaborate activities – starting with selective demolition - would not be expected to start until 2024.
Q:
Will the work on site create air quality issues for me and my neighbors?
A:
While we understand the concern around a project of this size in our neighborhood, we are committed to limiting any negative impacts to our quality of life. We will always be available to hear your concerns, and will work with our contractors to come up with effective solutions. For example, at The Parks at Walter Reed, a large mixed use development of similar scale in Northwest DC, Urban Atlantic worked with their residential neighbors to install air quality monitors to ensure the contractors were following the agreed to dust control measures.

Will the Town of Cheverly annex the new development?
A:
Potential annexation of the new development into the Town of Cheverly will be a welcome part of the conversation as the project matures in future years.
